What’s the warranty on a new home?

The warranty on a new home is defined by statute in SB800. It is ten years on major elements (earth, structure, foundation, some waterproofing), and shorter on many trades like electrical, plumbing, air conditioning. The Fit and Finish warranty is one year. Manufactured items (windows, flooring, equipment, fixtures) are one year, but often have a longer warranty from the manufacturer. Be sure your contractor has a plan to service the house if they are from out-of-area.

I’ve always been very good at prioritizing family over work. Those are the only two things I do – and sometimes trail running. In early March one of my twin 10-year-olds said for the first time “Daddy, it seems like you never have time to play with us, you are always talking to people about Altadena!”

I was proud – that it had taken ten years for me to hear that, and that the problem I was working on and sacrificing parenting for was not making money, but rebuilding a community. I worked very hard for about 6 weeks in the first quarter of 2025 to figure out how to rebuild homes for insurance values. First, I figured out what insurance pays (they have a system), and then I designed a system to build my quality for that rate.

It was a lot of work, But I’m back to refereeing AYSO games and gardening with the kids on the weekend.
