What’s the warranty on a new home?

The warranty on a new home is defined by statute in SB800. It is ten years on major elements (earth, structure, foundation, some waterproofing), and shorter on many trades like electrical, plumbing, air conditioning. The Fit and Finish warranty is one year. Manufactured items (windows, flooring, equipment, fixtures) are one year, but often have a longer warranty from the manufacturer. Be sure your contractor has a plan to service the house if they are from out-of-area.

Making Insurance pay for Altadena’s Lost Historic Fabric

The Altadena Rebuild has a different challenge than Palisades due to the historic architecture that was lost. We are prepared for this challenge, I just helped my wife Regina O’Brien Wronske restore a 1933 Deco Synagogue for which we won a Historic Preservation Award from the Los Angeles Conservancy.

Capturing the insurance claim value of the lost historic elements of Altadena architecture requires estimates from specialists – the same craftsmen we worked with on the synagogue restoration. Millwork, plaster details, tile, and stained glass windows. We had three different stained glass window trades, had custom tiles made to match historic bathrooms where repairs were needed, had our shipright rebuild the entry doors and Hollywood scenics match the stains and finishes on the altar and doors.
