What’s the warranty on a new home?

The warranty on a new home is defined by statute in SB800. It is ten years on major elements (earth, structure, foundation, some waterproofing), and shorter on many trades like electrical, plumbing, air conditioning. The Fit and Finish warranty is one year. Manufactured items (windows, flooring, equipment, fixtures) are one year, but often have a longer warranty from the manufacturer. Be sure your contractor has a plan to service the house if they are from out-of-area.

Preconstruction is developing the construction plan to match the clients’ lifestyle & design vision.

Construction is all about what happens before construction begins. I’ve learned this the hard way with some difficult projects in which I got lazy with preconstruction. And now I insist on a thorough and complete pre-construction process.

Cost overruns and schedule delays are always from things that didn’t get figured out before construction. With an emphasis on a thorough preconstruction process, construction is on-budget, on-time, and can even be fun!

Thoroughly converting owner’s preferences into construction documents, materials, labor, and design elements before construction begins avoids unexpected expenses and delays.

The trust and transparency developed between the parties during the low cost preconstruction phase helps address issues during the higher-stakes construction phase.

Starting pre-construction before plan check submittal helps ensure the build can begin when permits are ready and allows any changes that develop to be picked up on plan check corrections and incorporated into the final permit set.
